As the owner of Terra Realty & Management Group, a San Antonio, Texas property management company, I have been investing, selling and managing rental properties for over 34 years. In 1994, I started helping clients purchase properties in San Antonio because it had a great rent to value ratio. The plan with these investments was that they would produce cash flow while we waited for equity to grow. In 2004, after working for three different San Antonio management companies, I concluded that the only way to get these properties to be good, cash flow producing long term investments was to open my own management company. Our team possesses great communication skills and all of us take pride in managing client properties. Our account managers take pride in their occupancy rate, and I am an involved owner who oversees the larger portfolios we manage. I also look at leases, advise on tenant issues and review and approve repairs. I personally inspect many of the properties we manage and I am always looking for ways we can improve on the services we provide. Every member of my staff knows that each day, we must strive to do a better job than we did the day before.
We Educate Our TenantsA dollar of lost rent is a dollar you’ll never see, so keeping your property occupied is our highest priority. We also want to make sure the tenant knows how to maintain your property. A tenant who is damaging your unit is worse than a vacant unit. Keeping tabs on your tenant is important to producing good, long term cash flow. At the lease signing, your account manager will educate the tenant on what is expected. We go over simple things like keeping the unit clean, changing the a/c filter and how to reset a GFI. For owners with multiple front doors in the same area, it’s important to identify the bad apple and deal with it swiftly. We don’t want to drive away good tenants. If a property manager has good communication with tenants, the tenants will be more likely to respond to any problems, whether those are repair issues, problems paying rent or issues with a bad neighbor. Tenants educated by property managers will save owners money.
We Take Care of Preventative MaintenanceIdentifying preventative maintenance issues is also an important part of our service. For your investment to be successful in the long term, this is important. We also stay on top of the vendors we use. Vendors who do quality work for competitive prices today may not do the same tomorrow. We don’t get complacent. We always evaluate vendor performance and we’re always looking for new contractors who can help our clients.
