UNDERWRITING REQUIREMENTS

Due to the Management Agreement requirements between our client (Owner) and us, we THOROUGHLY verify all applications before presenting them.

1) Employment: We need complete information for at least three (3) years of employment. Please make sure that you notify your employer that we will be calling for verification of employment and income. If we cannot verify income in this manner, or if you are self-employed, we can accept such documents as tax returns, W-2's, bank statements, paycheck stubs, etc. If military, we need a current copy of your LES. On most of our properties, your gross income must be a minimum of four (4) times the monthly rent amount.

2) Residency: We require the application to have complete information for at least three (3) years for the current and past residences, including phone numbers.

3) Application and fee: Anyone occupying the property that is eighteen (18) years of age or older must fill out an application. The current charge for an application is $50 per individual or $60 per married couple, only certified funds accepted.

4) We can normally verify and present an application within two (2) business days of receipt PROVIDING ALL VERIFICATIONS CAN BE COMPLETED.

5) When submitting an application it is required that a deposit equivalent to one month rent is brought in with the application in order to hold that property. Holding the property means that no other applications will be accepted.


ACCEPTANCE AND MOVE-IN PROCEDURES

1) An accepted Applicant will be asked to meet the property manager at the property for a "formal" lease signing. The Property Manager will contact you to set up a time. We will type the lease, and have a short meeting (approximately 30-45 minutes) with you for final signings and explanations of our procedures, etc. Each Applicant will be REQUIRED to provide copies of positive identification such as Driver's License, Social Security card, etc.

SUBMITTING YOUR APPLICATION
  • Complete the Application Form.
  • Forms are available from your REALTOR, Apartment Locator or at our office.
  • The form must be filled out completely and signed before it can be processed. Missing information will delay the processing of your application, as will missing signatures.
  • Drop Off Your Form.
  • All fees must be in certified funds, i.e.: certified checks, money orders, etc. Drop off your completed, signed application, along with the application fee. The application fee is a non-refundable processing fee. It covers the cost of the credit report(s), employment verification, etc.
  • A separate deposit in the amount of the security deposit is due with the application. This earnest money will hold the home for you and allow us to take it off the market while your application is being processed. Once we have a deposit from you, no other applications will be considered while yours is processed. When you are approved, the earnest money becomes your security deposit. If, for some reason, you are not approved, the earnest money will be refunded to you.
SIGNING THE LEASE
Once you are approved, you will be notified by phone and we will schedule a lease-signing appointment. All adults must sign the lease. At that time, money for the first month's rent, any applicable pet, cleaning, or other fees and deposits will be collected.
